FULL MANAGEMENT SERVICE
Our full management service offers the landlord the following:
Finding a suitable tenant - arranging a tenancy agreement - preparation of a legal lease - the issuing of AT5 document - preparation of Tenant Information Pack - correspondence with utility companies and Council Tax as appropriate - advice on obtaining Landlord Registration through North Ayrshire Council - preparation of a detailed inventory carried out by an accredited member of APIP - preparation of marketing schedules for distribution and inclusion on numerous websites and high street window - erection of To Let boards.
Upfront charge £145.00 Deferred charge (can be taken from 1st month rental income) £175.00
Monthly management fee (taken from the rental income) 10%
Renewal of lease to same tenant as required £ 30.00
LEASE ONLY SERVICE
For landlords who have found their own tenant and only require the service of a legal lease and AT5 document to be drawn up. We are also available to give advice on any new or existing rental regulations.
£ 75.00 LET ONLY SERVICE
For landlords who wish to manage their own property but require our service to obtain a suitable tenant and to prepare all the relevant paperwork including a legal lease and AT5 document.
70% of one month's rental income REPAIRS AND MAINTENANCE
For landlords who wish us to organise works to be undertaken on their behalf to keep the property in the best condition and meet with Repairing Standards guidelines.
Fee taken from rental income cost plus 5% (Minimum £5)

NO CHARGE for 3 monthly home inspections
CANCELLATION CHARGES
Your agreement with Move2 Lettings is a legally binding. The following charges are payable by you the landlord in the event of any the following; should you wish to cancel your Agreement with Move2 Lettings whilst the tenant is in occupation, a minimum period of two months written notice is required.
In the event that an Agreement is cancelled prior to a tenancy having been arranged, regardless of the reason this fee must be paid by the landlord.

CHECKOUT FEES
A thorough checkout is undergone at the end of every tenancy to assess the property on cleanliness and for damages. This is carried out by an accredited member of APIP, and a detailed report is compiled with photographs. The arrangement of returning/or not, the tenants security deposit and dealing with any disputes on the landlord's behalf.
